Our inspection process
Buying a home is one of the biggest investments you'll ever make, and our job is to give you a clear understanding of its condition. Every inspection is performed by a Texas Licensed Professional Home Inspector and follows both the InterNACHI Standards of Practice and the Texas Real Estate Commission (TREC) Standards of Practice. We take a thorough, unbiased approach, carefully inspecting the home's major systems and components while documenting our findings in a detailed, easy-to-understand report. Exterior Inspection
inspecting the exterior of the home, including the roof, foundation, grading, drainage, siding, windows, doors, walkways, driveways, decks, patios, and other visible exterior components. We look for signs of damage, wear, improper installation, or conditions that could lead to future problems.

Roof & Attic
We inspect the roofing materials, flashing, vents, gutters, and chimney (when applicable). If the attic is safely accessible, we also evaluate the structure, insulation, ventilation, and look for signs of moisture intrusion or other concerns.

Structural Components
We inspect the foundation, framing, floors, walls, ceilings, and other accessible structural components. We note any visible movement, cracking, or conditions that may warrant further evaluation.

Plumbing System
the home's visible plumbing system, including supply and drain lines, fixtures, faucets, sinks, toilets, water heater, and accessible plumbing components. We check for leaks, proper operation, water pressure, and other visible deficiencies.

Electrical System
We inspect the electrical service, main panel, breakers, visible wiring, grounding, receptacles, switches, and installed lighting fixtures. We also test representative outlets and verify that accessible electrical components appear to be functioning safely.

Heating & Cooling Systems
The HVAC system is inspected to verify the operation and condition of the heating and cooling equipment that can be safely operated during the inspection. We inspect accessible components, air filters, ductwork, vents, and thermostats while checking for visible deficiencies.

Interior Inspection
Inside the home, we inspect walls, ceilings, floors, doors, windows, stairways, cabinets, countertops, fireplaces (when present), and other readily accessible interior components. We also test a representative number of windows, doors, and built-in features for proper operation.

Appliances
When included, we inspect permanently installed kitchen appliances such as the dishwasher, range, cooktop, oven, built-in microwave, garbage disposal, and exhaust fan by operating them through their normal controls.

Final Documentation
After completing the inspection, we organize our findings into a comprehensive digital report. The report includes detailed descriptions, high-quality photos, and clear explanations of any observed deficiencies, along with maintenance recommendations to help you better understand the home's condition.
